Terms of Service

1. Overview
These Terms of Service ("Terms") govern your use of VizeeHome, an online service that produces concept renderings for raw land listings. VizeeHome is operated by Doves United LLC, a Florida limited liability company doing business as VizeeHome ("VizeeHome," "we," "our," or "us"). By placing an order, creating an account, or otherwise using our services, you agree to these Terms in full. If you do not agree, please do not use VizeeHome.
2. The Service
VizeeHome produces watercolor-style concept renderings — artist's interpretations of what a future home could look like on a piece of raw land — based on photographs and information you provide. Deliverables are concept renderings only. They are not architectural drawings, engineered plans, construction documents, surveys, site plans, zoning analyses, or any other regulated professional work product.
3. Accounts & Authority
You must provide accurate information when placing an order or creating an account, and you must be at least 18 years old. If you are ordering on behalf of a brokerage, agency, or other organization, you represent that you have authority to bind that organization to these Terms. You are responsible for the confidentiality of your account credentials and for all activity under your account.
4. Your Content & Permissions
You retain ownership of the photographs, parcel information, and other materials you submit ("Customer Content"). By submitting Customer Content, you grant VizeeHome a limited, worldwide, non-exclusive license to host, process, modify, and use that content solely to fulfill your order, support the resulting deliverable, and operate the service.
You represent and warrant that you have all rights, licenses, and permissions necessary to submit the Customer Content and that it does not infringe the intellectual property, privacy, or other rights of any third party — including the parcel owner if you are not the owner yourself.
5. Use of Commercially-Safe AI Tools
VizeeHome uses AI rendering tools as part of our production workflow. We use only "commercially safe" AI tools — tools specifically designed and licensed so that content generated with them can be used for business purposes without legal risk regarding copyright, trademarks, or intellectual property of third parties. AI outputs are produced under human art direction, reviewed for quality, and finished by our team before delivery.
Your Customer Content is used solely to complete your order. We do not use your Customer Content to train third-party AI models, and we do not share it publicly or with other customers.
Accuracy disclosure. Concept renderings produced with AI assistance are illustrative only and may contain imperfections, stylized details, or features that do not exactly match the parcel, surrounding properties, or any specific architectural reference. Renderings are not suitable for regulated professional use (architectural, engineering, surveying, zoning, appraisal, or legal) and must not be presented as such.
AI Tooling Indemnity. In the event any AI software, model, or service used in the production of VizeeHome deliverables is later found to be in conflict with applicable law, court order, or regulatory guidance, you agree to hold solely the developers, licensors, and operators of that AI software responsible — and not VizeeHome, its officers, employees, contractors, agents, or affiliates. You acknowledge that VizeeHome has selected and used such tools in good faith and to the best of its knowledge and ability at the time of production, using only commercially-safe AI tooling as described above. You agree to defend, indemnify, and hold VizeeHome harmless from any claim, loss, or liability arising out of the lawful, good-faith use of such third-party AI tooling in fulfilling your order.
5A. Rights Transfer & AI Provenance
Rights transfer on payment. Upon final payment, VizeeHome transfers all commercial usage rights for the delivered imagery to the Client for use in marketing the specific listing described in the order. VizeeHome makes no ownership claim over AI-assisted enhancements in the delivered imagery and does not retain rights to your original photographs or the resulting enhanced files beyond what is necessary to operate the service and maintain order records.
Commercial-grade tooling. VizeeHome uses a workflow blend of commercial-grade AI platforms — including platforms in the categories of virtual staging (e.g., ReImagine Home, Collov.AI, Pedra AI), generative edit (e.g., Adobe Firefly commercial tier, Fotello), and rendering engines (e.g., Google Vertex AI, Runway ML). VizeeHome warrants that the tools used in production are licensed for commercial distribution at the time of production, to the best of our knowledge.
AI authorship limitations. The Client acknowledges that, under current U.S. Copyright Office guidance, purely AI-generated elements within a delivered image may not be eligible for exclusive copyright protection because they lack human authorship. This does not affect the Client's right to use the delivered imagery commercially under the license granted in Section 8; it means only that the AI-generated portions themselves may not be enforceable against third-party copying the way an original photograph would be.
Training data. VizeeHome does not use Client Content to train public AI models. We use only paid, commercial-tier AI services whose terms preclude such training on customer inputs.
6. Acceptable Use
You agree not to:
- Submit content that is unlawful, infringing, defamatory, obscene, or misleading.
- Submit photographs of property you do not have the right to photograph or have rendered.
- Use the service to commit fraud (including misrepresenting a concept rendering as an existing structure or as approved plans).
- Interfere with the security or integrity of the service, including attempts to probe, scan, scrape, or test for vulnerabilities.
- Reverse-engineer, resell, or redistribute the service or its outputs except as licensed.
We may refuse, suspend, or discontinue service for content or conduct that violates these Terms, at our sole discretion.
7. Intellectual Property & Takedown
All VizeeHome branding, website content, proprietary tools, workflows, software, and training materials are the property of Doves United LLC and are protected by applicable intellectual property laws. You may not copy, reproduce, or distribute VizeeHome materials without prior written consent, except for the deliverables licensed to you under Section 8.
Takedown (DMCA). If you believe content on VizeeHome infringes your copyright, follow the full procedure in our DMCA Notice & Takedown policy and send a complete notice to dmca@vizeehome.com. We respond to credible notices promptly and may suspend or terminate accounts of repeat infringers.
8. License to Use Deliverables
Upon payment, VizeeHome grants you a perpetual, non-exclusive, worldwide license to use the delivered concept rendering(s) for the purpose of marketing the specific real estate listing described in your order — including MLS listings, social media, print marketing, and your own website.
Disclosure requirement. When you publish a rendering, you must include a clear, legible disclosure that the image is an artist's concept rendering and not an architectural plan or representation of an existing structure. Suggested language: "Artist's concept rendering. For illustrative purposes only — not an architectural plan."
You may not resell the rendering as a stand-alone product, use it for a different listing or parcel, or remove the disclosure when republishing.
8A. MLS Compliance & Virtual Staging Disclosure
VizeeHome operates as a virtual staging and concept-rendering studio. Our MLS Compliance Policy is incorporated into these Terms by reference and forms part of your agreement with us. By placing an order, you acknowledge and agree to the following:
Compliance & Transparency. To ensure listing integrity and comply with NAR Code of Ethics Article 12, all digitally altered images must be disclosed as such on the MLS or listing platforms. VizeeHome provides these assets as a joint marketing effort and is not responsible for misrepresentation arising from your failure to disclose virtual staging.
Physical Property Standard. Per MLS regulations, VizeeHome will not digitally alter permanent fixtures, hide material defects, or modify the physical property structure. Services requiring Virtual Renovation or structural conceptualization are handled as separate, distinct projects.
Visual Representation. All digital furniture, decor, and spatial layouts are artistic visualizations for illustrative intent. They are not intended to serve as accurate technical scales or measurements for a property's physical dimensions.
User responsibility. You are solely responsible for accurate disclosure on the MLS and in every other listing channel, for following NAR Article 12 and your local MLS board's rules, for preserving the "Virtually Staged" watermark where provided, and for never representing a rendering as the property's actual condition. Failure to do so triggers the indemnification obligations in Section 14.
9. Pricing, Payment & Reseller (Stripe)
Prices are shown at checkout in US dollars and are based on the package and add-ons you select. Payment is collected at the time of order.
Our order process is conducted by our online reseller Stripe. Stripe is the Merchant of Record for all our orders. Stripe provides all customer service inquiries for billing and handles returns. Their Buyer Terms govern payment, billing, applicable taxes, cancellations, and refund mechanics in addition to our own Refund Policy.
10. Turnaround Times
Estimated turnaround times shown at checkout are good-faith estimates, not guarantees. Turnaround begins once your order is complete (paid, photos received, and intake submitted). We communicate proactively if a timeline needs to shift.
11. Revisions
Each package includes 3 minor revision rounds. Revision requests must be submitted within 7 days of first delivery. Additional revisions beyond what is included may incur extra fees, which we will quote before performing the work.
12. Disclaimers
The service and all deliverables are provided "as is" and "as available" without warranties of any kind, express or implied, including any implied warranties of merchantability, fitness for a particular purpose, or non-infringement, to the fullest extent permitted by law. Output quality depends in part on the photographs and information you supply. We do not guarantee any specific outcome (including listing performance, sale price, or days on market).
13. Limitation of Liability
To the maximum extent permitted by law, VizeeHome and Doves United LLC shall not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages — including loss of profits, revenue, data, or goodwill — arising out of or relating to the service, even if advised of the possibility. Our aggregate liability for any claim arising out of or relating to the service is limited to the amount you paid VizeeHome for the specific order giving rise to the claim. Nothing in these Terms limits liability for fraud, gross negligence, or any other liability that cannot be excluded under applicable law.
14. Indemnification
You agree to indemnify and hold VizeeHome, Doves United LLC, and our officers, employees, and contractors harmless from any claims, damages, losses, or expenses (including reasonable attorney's fees) arising from your Customer Content, your use of deliverables, your failure to include the required disclosure under Section 8 or to comply with the MLS Compliance & Virtual Staging Disclosure obligations in Section 8A (including NAR Code of Ethics Article 12 and applicable MLS Physical Property Standards), or your violation of these Terms or any applicable law.
15. Suspension & Termination
We may suspend or terminate your access to the service for material breach of these Terms, non-payment, suspected fraud or security risk, or repeated or serious policy violations. You may stop using the service at any time. Provisions that by their nature should survive termination — including Sections 4, 7, 8, 8A, 12, 13, 14, and 16 — will remain in effect.
16. Governing Law & Dispute Resolution
These Terms are governed by the laws of the State of Florida, United States, without regard to conflict-of-law principles. Any dispute arising out of or relating to these Terms or the service shall be resolved by binding arbitration administered online or in person in Manatee County, Florida, except that either party may seek injunctive relief in a court of competent jurisdiction in Manatee County, Florida for infringement of intellectual property rights.
17. Miscellaneous
These Terms are the entire agreement between you and VizeeHome regarding the service and supersede any prior agreements. If any provision is held unenforceable, the remaining provisions remain in effect. Our failure to enforce a right is not a waiver. You may not assign these Terms without our written consent; we may assign these Terms in connection with a merger, acquisition, or sale of assets. Neither party is liable for delays caused by events beyond reasonable control (force majeure).
18. Changes to These Terms
We may update these Terms from time to time. When we do, we will update the "Last updated" date above and, for material changes, notify you by email or a prominent notice on the site. Continued use of VizeeHome after changes take effect constitutes acceptance.
