MLS Compliance Policy

Full policy detail is being finalized. Below is the working summary.

Summary

VizeeHome images are virtual staging — visualization only. They do not represent the property's actual furnishings, condition, or permanent structure. Users are responsible for accurate disclosure on the MLS and in any other listing channel.

Compliance & Transparency

To ensure listing integrity and comply with NAR Code of Ethics Article 12, all digitally altered images must be disclosed as such on the MLS or listing platforms. VizeeHome provides these assets as a joint marketing effort and is not responsible for misrepresentation arising from a failure to disclose virtual staging.

Physical Property Standard

Per MLS regulations, VizeeHome will not digitally alter permanent fixtures, hide material defects, or modify the physical property structure. Services requiring Virtual Renovation or structural conceptualization are handled as separate, distinct projects.

Visual Representation

All digital furniture, decor, and spatial layouts are artistic visualizations for illustrative intent. They are not intended to serve as accurate technical scales or measurements for a property's physical dimensions.

Disclosure requirements

  • Label every virtually staged photo as "Virtually Staged" or "Digitally Altered" in the MLS photo caption.
  • Add a line in the listing remarks confirming staging is for illustrative purposes only.
  • Do not remove, crop, or obscure VizeeHome's "Virtually Staged" watermark.
  • Follow your local MLS board's specific rules — they may require additional language.

User responsibilities

By using VizeeHome you agree to follow NAR Article 12, your state's real estate advertising rules, and your local MLS board's regulations. VizeeHome is not responsible for fines, penalties, or disputes arising from improper disclosure.
